Housing sales picked up in many areas of Eastern Ontario last month though Prince Edward County went against the grain and also saw a decrease in the average sale price.
The Central Lakes Association of REALTORS® (CLAR) has released its October 2026 Housing Market Reports, with 1,174 home sales recorded across its six Regions. Sales activity increased in five of the six Regions compared to September, while average selling prices declined in most areas. Despite the increase in monthly sales, market conditions continued to vary across the Region, with many areas recording lower sales and average prices compared to October 2025.
“October brought an increase in home sales across much of our Region, even as average selling prices continued to decline in several markets,” said CLAR President Christine Riley. “This tells us that buyers are still active, but affordability and pricing remain important considerations. With the Bank of Canada’s recent interest rate increase, borrowing costs will continue to be a key factor for those looking to enter the housing market or make their next move.”
Prince Edward County recorded 34 home sales in October, up 9.7% from September but down 30.6% compared to October 2025. The average selling price fell to $743,524, representing a 13.2% decrease month-over-month and 10.7% decline year-over-year. The Region recorded 85 new listings and 252 active listings with homes spending an average of 79 days on the market.
Hastings County experienced a notable increase in sales activity, with 180 homes sold in October, up 30.4% from September and 10.4% compared to October 2025. Despite stronger sales, the average selling price fell to $497,882, a decrease of 3.6% month-over-month and 1.0% year-over-year. The Region recorded 369 new listings and 895 active listings, while homes took an average of 47 days to sell.
In Northumberland County, 124 homes sold in October, representing a 5.1% increase from September but a 9.5% decrease compared to October 2025. The average selling price edged up slightly month-over-month to $635,428, although it remained 10.9% below last year’s level. The Region recorded 298 new listings and 735 active listings. Homes took an average of 56 days to sell.
