The Central Lakes Association of Realtors is showing steady year-over-year sales alongside a growing number of active listings.
The CLAR’s August 2025 Housing Market Statistics, released on Thursday, show the number of sales in the month closely mirroring those of prior year in Hastings County.
The average sales price of $538,862 represents a slight decline of 2.9-per cent from the $555,062 reported a year earlier, however homes sold more rapidly in August 2025, with an average of 43 days on market, compared to 46 days in August 2024.
Sales in Prince Edward County held steady year-over-year, with 32 transactions recorded in August 2025 compared to 31 last year.
August’s average sales price of $744,288 represented a decline of 7.8-per cent when compared to the $807,648 reported in August of 2024.
However, CLAR says this decrease is offset by a 7.4-per cent decrease in average days on the market year-over-year with homes selling more, an average 63 days on the market compared to 68 days last year in August.
Northumberland County experienced a small increase in sales year over year, with 118 transactions in August 2025 compared to 115 in August 2024.
The average price came in at $679,100 in August 2025, compared to $705,752 in August 2024, reflecting a modest 3.8-per cent decline.
CLAR president Christine Riley stated the month-over-month numbers are showing encouraging signs for prospective home purchasers.
“A steady increase in available listings, combined with improved affordability, means there are more purchasing options and market-entry opportunities for buyers,” she stated.
“This trend is creating a shift towards a more attainable market and renewed confidence for those looking to make a move.”
Central Lakes Association of Realtors catchment area also includes Durham Region, Kawartha Lakes and Peterborough.
